How Baan Sabai Residences Are Managed
Onboarding & Settling In
Each new resident goes through a quiet settling-in process โ meeting the team, learning the rhythms of the property, and noting preferences that shape their daily experience from the start.
Regular Reviews
We meet individually with residents each quarter. Families receive updates on request. Preferences, routines, and any concerns are addressed through this regular cycle rather than managed on a complaint basis.
Tier Transitions
Residents who wish to move between residence tiers โ whether to a more spacious option or something simpler โ can discuss this with the management team. Transitions are handled without disruption.
Residence Tier 1
Daily Living Residence
A comfortable, well-maintained private or semi-private living arrangement within the Baan Sabai community. Each residence includes a furnished living area, sleeping quarters, a private bathroom, and access to shared gardens, dining spaces, and common rooms.
The daily living programme covers housekeeping, laundry service, three prepared meals per day, and access to communal activities. Staff are available around the clock for non-medical assistance and general support. Designed for older adults who are independent in daily activities but appreciate the convenience, safety, and social connection of a managed environment.

Residence Tier 2
Enhanced Comfort Residence
A more spacious living option for residents who prefer a higher level of personal comfort. The enhanced residence features a larger private room with a sitting area, premium furnishings, and a private balcony or garden access.
In addition to all Daily Living programme inclusions, enhanced residents receive weekly personal laundry service, a daily afternoon refreshment service, and access to a private dining room for hosting visiting family members. Transportation to nearby markets and community outings is included twice weekly.

Residence Tier 3
Premium Villa Residence
A standalone or semi-detached villa within the community grounds โ offering a fully independent living experience with the benefits of community membership. Each villa includes a private bedroom suite, living room, kitchenette, covered terrace, and a small private garden.
Villa residents receive all amenities available to other tiers, plus dedicated housekeeping twice daily, a personal liaison for scheduling and requests, and complimentary use of guest accommodation for visiting family. The villa programme also includes enrolment in the full activity calendar, weekly fresh flower and fruit arrangements, and priority seating at community events and dining.

Safety Infrastructure
Smoke detection, emergency lighting, even-surface paths, and clearly marked emergency routes throughout the property.
Personal Data Respect
Resident and family information is held in accordance with Thailand's PDPA. Nothing is shared with third parties without consent.
Regular Maintenance
All spaces are inspected weekly. Issues raised by residents are addressed within 48 hours for non-urgent matters, and same-day for anything affecting daily comfort.
Resident Autonomy
Residents are adults making their own decisions. Our role is to provide a well-managed environment โ not to manage lives.
Open Communication
Residents and families are encouraged to raise questions or preferences directly with the management team. We respond clearly and without delay.
English & Thai Support
Our team communicates in both Thai and English across all residences โ no interpretation required for everyday matters.
