1. Definitions
- "Baan Sabai", "we", "us", "our" โ refers to Baan Sabai Senior Living, located at 78/2 Moo 3, San Kamphaeng, Chiang Mai 50130, Thailand.
- "User", "you" โ any person accessing our website or submitting an enquiry.
- "Resident" โ an individual who has entered into a formal residential arrangement with Baan Sabai.
- "Service" โ the managed residential community, website, and associated support services provided by Baan Sabai.
- "Agreement" โ these Terms & Conditions, together with any residential arrangement documents signed by a Resident or their representative.
2. Acceptance of Terms
By accessing our website or submitting an enquiry, you agree to be bound by these Terms & Conditions. If you do not agree, please do not use this website or contact us through it.
Formal residential arrangements require a separate signed agreement and are available to adults aged 18 and above who have the legal capacity to enter into a contract.
3. Service Description
Baan Sabai operates a non-medical senior living community in San Kamphaeng, Chiang Mai. Our services include managed residential accommodation, daily meals, housekeeping, communal facilities access, and general non-medical staff support. The specific services included depend on the residence tier selected.
Baan Sabai does not provide nursing care, clinical health services, or medical supervision. Residents requiring such services will need to arrange these separately through qualified healthcare providers.
4. Website Use
The Baan Sabai website is provided for informational purposes and to facilitate enquiries. You agree not to:
- Use the website for any unlawful purpose
- Transmit harmful, misleading, or abusive content through our contact forms
- Attempt to access systems or data not intended for public access

6. Residential Arrangement Terms
For individuals who proceed to a residential arrangement, the following general terms apply:
- Arrangements are available on monthly or annual terms as outlined at the time of agreement
- Monthly rates are as listed on our website for each residence tier; rates are subject to annual review with reasonable notice
- Payment is due monthly in advance; the accepted currency is Thai Baht (เธฟ)
- A security deposit may be required at the time of entry; terms are specified in individual agreements
- Notice periods for ending an arrangement are specified in individual residential agreements
- Residents are expected to respect the community environment, other residents, and staff
7. Refund Policy
Specific refund terms are set out in individual residential agreements. Generally, advance payments for unused full months are refunded subject to the applicable notice period. Partial month refunds are not available for monthly arrangements. Enquiry submissions carry no payment obligation and require no refund process.
8. Intellectual Property
All content on the Baan Sabai website โ including text, layout, and photography โ is the property of Baan Sabai and is protected under applicable Thai copyright law. You may view and share this content for personal, non-commercial purposes only. Any reproduction for commercial use requires our written consent.

11. Termination
Baan Sabai reserves the right to terminate a residential arrangement where a resident repeatedly breaches community standards, presents a risk to other residents or staff, or where the resident's care requirements exceed what Baan Sabai can appropriately provide. Specific termination terms are outlined in individual residential agreements. Either party may end an arrangement with reasonable written notice as specified in that agreement.
12. Dispute Resolution
These Terms are governed by the laws of the Kingdom of Thailand. Any dispute arising in connection with these terms or with a residential arrangement at Baan Sabai will first be addressed through direct discussion in good faith. If a resolution is not reached, disputes will be submitted to the courts of Chiang Mai Province, Thailand.
13. General Provisions
- Entire Agreement: These Terms, together with any signed residential agreement, constitute the complete agreement between the parties.
- Severability: If any part of these Terms is found unenforceable, the remainder continues in effect.
- Waiver: Failure to enforce any provision does not constitute a waiver of that provision.
- Assignment: These Terms may not be assigned by the user without written consent from Baan Sabai.
14. Changes to These Terms
We may update these Terms & Conditions from time to time. Changes will be published on this page with an updated effective date. Continued use of our website or services following publication of changes constitutes acceptance of the revised terms.
